  Some of the key bylaws in Niagara on the Lake that you should be aware of before choosing which Bed and breakfast to purchase are as follows:

These rules sound simple and they are, you just need to know them! Here are a few of the houses that are for sale that have been or are Bed & Breakfasts.

  • Maximum number of rooms is 3. If you have more than 3 then the property becomes a Country Inn and you need different zoning.
  • You must be licensed to run a B&B in Niagara-on-the-Lake. There is a cost of course ($216 per room for 2 years).
  •  There must be a specific parking spaces for all cars including the owners
  • You must be inspected at least once per year by the By-law Officer and the Fire Marshall
  • There are specifications for square feet per room for outside amenities area, and breakfast area
  • No more than 10 people in the house at one time
  • Only the following persons may apply for and hold a licence to operate a bed and breakfast establishment, country Inn of Cottage Rental: the registered Owner of the building, of the principal shareholder or a corporation where the building is owner by a Corporation.
  • Owner must live on site
  • The number of licensed guest rooms shall be limited to the number of dedicated parking spaces available.
  • Only signs in accordance with the Towns current Sign By-law shall be displayed
  • Each Licensee must keep a daily register in the form of either a day journal or sequentially numbered guest registration form. The day journal shall have a separate date of each page with enough space provided for each guest to register in a designated room. The sequentially numbered guest registration form is a separate form for every registered guest and must indicate the room assigned to the guest. Both the Day Journal and/or the guest Registration form shall contain the guest name, the guest assigned room number or room name, the guest home address and home telephone number the date and duration of stay, the guest's vehicle make, licence plate number, and the Province or State in which the vehicle is registered, The daily register must be kept current and be available for inspection
