Each year I think – this is the year I will have quarterly newsletters and every year I am lucky to get one out at this time of year.  So here we are again – November and I am getting to it. First – YES the weekend training about how to buy/run a Bed and Breakfast is on! The room is booked (and paid for) I have one couple already signed up for and PAID.  So after a number of delays here we go.  Date February 28 to March 1, 2015.  Right now I am tweaking the information based on what the previous attendees (and now running Bed and breakfasts) have said to me and how the operations/marketing has changed over the past 2 years.   To me, marketing has gotten easier; I thought it was easy 8 years ago, now even better.Here are some of the things that will make will be discussed which are new topicsIn the summer of 2015 the PanAm Games are coming to Southern Ontario, is this going to have an impact on Tourism. Easy answer how can it not. Niagara-on-the-Lake has been named the best value city in Canada for 2015. Hotel search trivago.ca analyzed cities across Canada based on hotels average price and the destinations’ overall hotel reputation on more than 200 booking sites, and has announced the top 15 cities offering the best value in hotels, with Niagara on the Lake at the top of the list.Each city was given a rating based on the yearly average price of a standard double room, combined with the destinations’ overall hotel reputation based on more than 140 million user reviews, assigning each city a rating out of 100.Niagara on the Lake had the highest room rate of the top 15 cities, but also the highest rating out of 100.Niagara on the Lake's average hotel room price was listed at $203, with an overall hotel rating at 88.5/100 and an index of combined consumer ratings and average hotel prices of 91.89%.Kamloops, BC was second, with an average hotel price of $119 per night, average hotel rating as 76.46/100, and an index of 89.94%.Toronto came in at number 15, rated 77.78 out of 100, with an average room rate of $179 and indues of 74.71%.Niagara-on-the-Lake is no stranger to awards such as the trivago listing, and each time, it reinforces the work that has gone into the town by the residence and community as a whole.What is different about this listing is that it describes Niagara on the Lake as great Value.  Which is a combination of level of customer service, amenities and things to do. The recognition the town has been receiving recently shows it's considered a standalone, unique destination, with a very strong brand image.The community believes strongly in this is not just a tourism destination, but also a great place to live.  There is a great pride in living in the town and people are drawn to it. Trivago's "best value index" provides an overview of the best valued destinations by using an algorithm specifically tailored to combine its hotel price index with its reputation rankings.

 Worse Closing of my career!! AND the lessons to learn If anyone tells you house closing deals are easier because it is done electronically – DO NOT Believe themLast week I had a domino closing happening on a Friday.  One couple from Toronto was buying a  bed and breakfast here in Niagara on the Lake and the seller was buying a home in Niagara Falls.  The buyers’ closing on their house in Toronto was also on the same day as was the buyer for that one.  I do not know how many properties were in the domino going back from the closing here in Niagara on the Lake, fortunately the house in Niagara Falls was the last one going that way. So to get to the end of the story – the closing did not happen on Friday and one couple was homeless for the weekend with a truck full of Furniture and belongings.    What went wrong?  Nothing really, the money was transferred from Toronto to Niagara on the Lake – just late, if there had not been another deal all would be fine, but it was only one in a series.  By the time the money was received here it was after 4pm, my buyer called and asked if they could get into the house as the moving truck is here.  Simple question from me, – “has the money been transferred to the next place?”  Answer – momentarily. Again remember this was only one step of the series and the money did not make it in time to the next place for that lawyer to get to the bank and back in time.  Lawyer offices close at 5pm, banks close at 7pm and this lawyer did not work past 5pm.Lessons to learnNever close on a Friday. From this day forward I will strongly suggest to my clients not to close on a Friday.
